Our Mission

Here at Well Capital, we have one mission. That is to educate individuals about the power of multifamily as an investment vehicle. We want to assist with accelerating your retirement far before retirement age through value driven returns on your hard earned capital. We have a passion to help end the water crisis on Earth. We are able to make an impact by giving 10% of our gross profits toward clean water sources for countries in need.

We buy on strong fundamentals, primarily targeting off-market B/C class multifamily apartments in desirable neighborhoods. We buy assets that will cash flow well, with the ability to force appreciation throughout holding period. Using this strategy, our firm is able to provide safe, reliable returns to ensure wealth creation for our partners.​

Finance Right

We strive for long-term, fixed-rate financing to decrease interest rate risk. Each asset is conservatively leveraged with non-recourse debt. This allows for consistent cash flow throughout the entire holding period while offering predictable returns to our partners.​

Manage Right

Our team is vertically integrated with experience repositioning and stabilizing properties. Through direct control of the entire investment process, we decrease risk and maximize returns, while maintaining a strong pulse on the operations of each property to ensure your investment is safe throughout the course of the hold period.​

PRESTON SPAINHOUR

MANAGING PARTNER

Before founding Well Capital, Preston worked as a HAZMAT response and containment consultant for prominent players in the oil and gas industry. His experience in rapid-response projects and risk mitigation strategies translates well into the multifamily space, particularly in bolstering acquisition downside protection and refining underwriting assumptions. Additionally, he managed over $100 million in construction projects for CDBG flood rehabilitation programs across multiple states, bringing extensive construction management expertise to Well Capital’s asset diligence and repositioning efforts.

BRAEDEN WINDHAM

MANAGING PARTNER

With a background in financial modeling and construction management, Braeden brings expertise in repositioning assets and market analysis. Braedens’ experience managing over $100,000,000 across over 1000 job-sites in construction within CDBG flood rehabilitation programs showcases his ability to handle complex operations effectively, essential for success in multifamily acquisitions, repositions, and backend operations.

Stephen Sykes

DIRECTOR OF ACQUISITIONS AND DEVELOPMENT

With roots in the Midwest, Texas, and the Pacific Northwest Stephen Sykes began investing in real estate in 2005 in Portland and in the Midwest in 2015. In his roles as Principal Broker and Acquisitions Director at Well Capital, Stephen seeks to leverage his experience in real estate investing and development for the benefit of the investment team. Stephen is passionate about the benefits of acquiring and operating real estate projects for long term wealth generation. Stephen has led acquisitions on over 75 multifamily projects across the Midwest with a current market value of $180 million. He holds real estate Broker’s licenses in Nebraska, South Dakota, and Iowa.
